My heart goes out to Tuck for losing his shop. Though this does not compare in any way - Got me thinking about mine and the D.H. scrapper behind it. See the pics - They constantly park their trailer up against my shop, and have put big dents in it. I talked to him right after I bought it and was friendly. Just asked that they be careful and try not to hit it. Hasn't changed since day one. So, continuing to take the high road and remain neighborly, I knocked on the door today and his wife answered. She was nice and very apologetic, and I said I'm sure it's not on purpose, but that he needed to know there is damage. My guess is the missus will be on his case!

Anyway, just venting. If the trailer ever moved out of the way long enough, I'd sink some posts or reinforce the corner somehow. Just pisses me off, lack of respect - you know?

We'll see if his old lady makes any difference. I really don't want to get insurance and all involved.

Is he parking on your property? Usually there's some kind of "setback" rule when a building is put up, must be XXX feet from property line, but maybe isn't the case where you live, which I assume is Leavenworth or Lansing (guessing based on your location in prison county, KS). Here in Shawnee, the setback rule is 15 feet, so that trailer would definitely be on my property.

You're being nicer that I would be under those circumstances........

When i made a parking space for wifes 4x4 bronco I got a cement curb from work and just put it so she could back up to it maybe do same so guy hits it and not building Russ

  4. Just cut 6" off his trailer, eventually he'll stop hitting it. Think of it like trimming the neighbors bushes that are on your side of the fence.

Ebbspeed - it's a wierd lot where the property line is the building. Long story. It's in Tongie. I'm actually not that far from you, just outside Bonner in LV county.

Scootrz1 - nice idea - might have to try that if he ever moves the trailer....

31 Vicky - like the way u think! LOL!

Truthfully, I grit my teeth and try to be nice. I'm not there all the time, so it's better to keep the peace and have the neighbors lookin out for me. Mostly using the shop for storage right now. but this winter I plan to do some work out there.

Just back into his house with your trailer, that will get his attention.

i would def cemented in some steel tubing filled with cement day the tailor goes for a hour or two.

or stack in some bags of cement then spray them d own with water.. and let nature further its water/cure.
seems putting up a wall of cinder blocks would be the quickest.. and maybe spray paint a happy face with a bullet hole in it.. just for a reminder.

My buddy had a prob with the shop he rents the next bay over is also rented they use to park there huge dump trailer in front of his door all the time about the tenth time he had a car coming in for work and couldent get it in we hooked it up to my truck and drug it across the street brakes locked ...that was the last time they parked it there. Id put a log down so he can't back up as far. I wouldent be as calm as you about it but that sometimes gets me in trouble .

  13. Just offer the guy a log or a barrier or something else to hit that keeps him clear of the building. Aught to resolve the problem amicably.

  14. Find out what insurance he uses and report him to them.....EVERY TIME HE DAMAGES IT! He may eventually get the hint.

Let the insurance people handle it if you don't get any results from the misus, his insurance will have to pay for it, but your insurance will do the leg work and won't cause your rates to go up.

  18. Looks like that beavertail is getting pretty close to your electrical conduit... I'd be more than slightly concerned...

And what's up with that modified front frame on the trailer? Massive roll bar tubes cut off???

People who do something like that after you spoke to him in a friendly manner don't usually respond to more friendly attempts. Have the damage repaired and send him the bill. If he doesn't pay it, take it to court. It's his responsibility to make certain he doesn't damage your property and he has to pay for any damage he does.

I have the same problems with my neighbors next door only its not a house or building that is being damaged but a fence i paid for . Its a chainlink fence but it wasnt made for semi trailers to be running in to. Thier insurance company has offered a third of what it will take to fix it back to what it was and thats not with all new material. At this point the cops wont do anything since its on private party so it will be a court case before a judge and see what is offered.

This is what small claims court is for.

  22. "Nice guys finish last", seems to apply here. He has no regard for your property.
He is taking advantage of you. Take whatever action you must, to make you whole again. Being a good neighbor is a two way street.

  23. Use what's used in front of most convenience stores these days --- Cement-filled upright iron tubes, six inches across and spaced four feet apart, all across the back of the shed. Six feet in the ground, six feet above. Paint them the brightest safety orange or signal yellow you can find! He'll dent the shit out of the trailer before your shed again gets the brunt of his idiocy and sheer disrespectful behavior.

  24. Your being way nicer than I would have been .... especially after asking him nicely. Its downright disrespectful.

I see he is touching your meter line. Just hook a jumper from your meter to the trailer. That should cook his goose.

I think he is viewing your niceness as weakness and is just going to keep ignoring you. I would send him a certified letter with pictures and an estimate for the damage so far. If you are willing to let the current damage go, tell him the next time you will expect payment for whatever additional damage is done. You want to document everything in writing and pictures so if you do have to take him to small claims court you will be able to prove you put him on notice and when it happened. Take lots of pictures and let him and the Mrs see you doing it.

Some people only understand force, not necessarily physical force but being threatened in their wallet. Sometimes paying an Attorney to send the letter for you is well worth the money spent..........funny how people jump when the get a letter on an Attorney's letterhead. If you let it go on without doing anything the court might view that as you accepting it and it might hurt your chances of prevailing.

Hardly ever to subdivisions have setbacks on the rear of the property, usually only on the front to keep the houses lined up. Sometimes they have them on the sides and back but usually not.

Looks like he just backs up till he hits something and then stops!! I'd take a hammer to his tail lights on his truck!

What's wrong with telling him that you need him to pull the trailer forward a few feet so you can put the posts in and you would appreciate his help in setting them as he is the one damaging your shop. steel filled with concrete or some decent cross ties will make a barrier that will keep anyone from running into the shop building.

well, its obvious he did the damage,i would ask him what his plans are for repairing it.
suggest he call his insurance company,or better yet, offer to call your insurance company.nobody wants to be the asshole neighbour (although i have some skills in that dept.) so start with the voice of reason.
two options he fixes it or he pays to fix it.
    good luck.
