Fairfield Cnty (CT) Hambers. Need garage/shop space?

    I have a huge warehouse, 9,000sqft. New roof, new paint, very quiet area in Fairfield CT. I'd like to get some like minded guys in there to wrench, store cars or bikes, etc. I'll divide it up with walls and sepearate entrances if needed. Alarm system and heat going in this week. Outdoor lot avaialble to store trailers or cars as well. I'm asking $12 a square foot or $200 a car, $100 for a bike or item of equal size that's freakin cheap for the area. I was finding places for $18 a foot and $250 a car and you couldn't wrench there!! Standard size garage now, but if needed I could put in a taller wider door. PM if interested. Thanks

    I think I need to move back to Connecticut, and buy some commercial property. Here, in the Northern end of Silicon Valley, just South of San Francisco, California, shop space goes for $0.95-$1.75 per-square-foot. Are people really charging $18/foot there? Is this for the whole year, per-foot? My last shop was in a horrible ghetto, but was $0.88/foot/month.

    It's per year, so 1,000 sqft, is $1200 a month. This is how a comercial realator told me to list it.

    That is $1.20-per-square-foot, per month. Never seen a annual listing, just monthly. In any case annual per-square-foot, on 1000-square, at $1200/mo. would be $14.40/foot. Just making sure there is full clarity.

    Read my above post, A comercial listing agent with 30 years in business told me that is the way to list, so that's what I did.

    Either way it's way cheaper than anything else around.

    This is true. My shop on Portland was $1.40/foot, a decade ago.

    I'm surprised I haven't got one interst in this space. It's a sweet deal. C'mon folks, there has to be someone in this area that needs shop space on the cheap.

    In Fairfield county, for a 1,000 sqft comercial space that you can wrench at, it is. $200 for indoor car storage is a deal. See for yourself, get on craigslist, you'll have to go to the New York City listings, then choose Faifield County. Even though it's CT, the listing only shows on the NYC link. You''ll see garages for just storage for between $250, and $325. You'll see comercial space for much more than I'm asking. This is why I'm surprised no one is jumping on this, it's a deal for the area. Anyway, back to the top!

    Is that warehouse in the city/town of Fairfield, or somewhere in Fairfield county? and what is the zoning, commercial or industrial?

    What about insurance? What if the guy with the next space over starts a fire? You really want total strangers wrenching at 2:00 in the morning?

    It's located in Fairfield, off Kings Highway. Cars must have current insurance, and I hols a limited liability policy. I beleive it's zoned comercial, previousley it was a fabrication company

    Cheap is relative.

    A hobby space is something totally different from a commercial space where you can earn revenue. For perspective, I live in San Francisco. Real estate here is some of the most expensive in the country. For reference, I grew up in Connecticut. My mother just retired from teaching at Fairfield High. I know the area of which you speak.

    A hobby space here, with 24/7/365 access, alarm, sprinklers, secure parking, electronically controlled entry, umbrella insurance policy, and recorded video surveillance, utilities included, including internet access, is $300-$360/month, with room enough for two cars, and tools. That is, depending on the exact arrangement, $0.80-$0.90/foot/month.

    The shop where I work is $1.66/foot/month, but it can earn $100/hr. times 3-people, for an average 6-hour billing-day (reality is less, of course).

    Your price is $1.20/foot/month. That's in-between those two numbers. Your mileage may vary in finding tenants.

    By the way, $14,400/yr. is what I pay for my entire apartment, in San Francisco, all utilities but cable/internet, included (and I split that with the GF). Way cheap, for here. Tack a grand or $1200 on to that, and I could pop over to the other side of the bridge, and rent a small house, or with a two-car garage, with 220.
