Hot Rods Considering living in an old service station....

  1. Wondering if anyone has lived in a service station type building, I'm and old bachelor and don't need much room to live in ( bed, microwave, bath, frig) and a large garage. Pros and cons. What do you guys think, am I crazy.

    Best make sure it's zoned residential, or that you can get it (re)zoned that way.

    I'd agree to all above: simple-cool dream bachelor pad service station tiny house, totally cool. But if you're investing any $, I guess you need to have some form of legal occupancy if you're anywhere that would be concerned.
    Personally I think legal zoning occupancy would be total BS, but if you build out a dream bachelor pad, it would suck to get evicted if you live in an area that would mess up your simple bachelor pad plans.

  12. I've often seen old stations for sale and thought how cool would it be to live there. The liabilities concerning old tanks and the soil around them would be a killer if they haven't been remediated.

    If you go through with it, follow up with some pics... maybe cool dream project? OR, Could be EPA disaster?
    Or just keep it a quiet shop, & have fun... like you were just workin' late & slept over, no problems here, "inspector".

    Out by my parents house there is a house across the street from them that was an old country service station, and a gas station it still has the car hoist outside.

    I live alone in a 1000 sq ft house and 2000 sq ft shop. One steel building . Walk out of the house into the shop. I love it super handy. It has 20ft overhang on front and 25 x 60 carport on the end. I work outside under the overhangs alot. Keeps some of the nasty stuff out of the shop. If it's like the gas stations I have pictured in my mind I would say go for it. Just have to build in some kind of a better bathroom.

    If the zoning board gives you any shit about being there full time tell em your the security officer for the place. Whose to tell you you can't protect your property!! :D

    Your my HERO! The old stations around here that got cleaned up are now restaurants or taphouses, including the one I worked at in High School. Good breakfasts.

    I'd love that too, but have heard the paperwork, inspections and fees to keep it certified "clean" can be problematic. I guess all that never really goes away. Gary
